Suffolk County Housing Market Update: Fall 2026

Suffolk County Housing Market Update: Fall 2026

Are you planning to buy or sell a home in Suffolk County? September’s market data offers a helpful look at prices, buyer demand, and selling times.

Home prices remained above last year’s levels, even as they eased from August. Buyers also continued to pay above asking price for many homes.

Here’s what those numbers could mean for your next move.

Suffolk County Home Prices Rose From Last Year

According to OneKey MLS, Suffolk County’s median single-family sale price reached $740,000 in September 2026. That’s up 2.8% from $720,000 in September 2025.

The median is the middle price of all homes sold during that period. Half sold for more, and half sold for less.

For sellers, this shows that the county’s middle sale price held above last year’s level. However, it does not mean every home gained 2.8% in value.

Your home’s value depends on its location, size, condition, and features. Nearby sales and current listings help show where it fits in today’s market.

Prices Eased From Their Summer Levels

Suffolk County’s median single-family sale price fell from $760,000 in August to $740,000 in September. That’s a drop of $20,000, or about 2.6%.

Still, a lower median does not mean every home lost value. The mix of homes sold each month can change the result.

For example, a month with more high-priced sales can push the median up. A larger share of lower-priced sales can bring it down.

Buyers should use this trend as a starting point. Recent sales near the home you want will offer a clearer guide.

Sellers should also review current prices with care. A price based on summer headlines may need a closer look before the home goes live.

Many Homes Still Sold Above Asking Price

Redfin’s September 2026 Suffolk County dashboard reports that 63.1% of homes sold above asking price. This figure covers all home types.

That shows buyers still faced competition for many properties. It also explains why a dip in the monthly median does not mean every seller will accept less.

Before making an offer, look at the asking price alongside recent sales. The home’s condition, time on the market, and price history also matter.

A strong offer should fit both the property and your budget. I help buyers review those details so they can move forward with a clear plan.

How Long Are Homes Taking to Sell?

Redfin reports a median of 31 days on market for Suffolk County homes during the three months ending September 2026. That compares with 29 days during the same period last year.

This is a useful guide, but each home has its own timeline. Price, condition, location, and nearby competition can all affect buyer interest.

Days on market also differ from the full closing timeline. Financing, inspections, title work, and other steps take more time.

If you plan to sell, start preparing before your target move date. That gives you time to handle small repairs, arrange photos, and plan your next purchase.

What Should Suffolk County Sellers Focus On?

Start with a price that reflects recent local sales. Then look at the homes buyers will compare with yours.

Clean rooms, clear surfaces, and good lighting help buyers see the space. Small repairs can also improve the first impression.

From my background in interior design, I know how layout and presentation can shape the way a home feels. Thoughtful preparation can help show its best features.

You do not need to guess which projects deserve your time. Before listing, we can walk through the home and discuss what makes sense for your goals.

What Should Buyers Do Before Their Search?

Begin with a budget that feels comfortable each month. The purchase price is only one part of that plan.

Property taxes, insurance, utilities, and upkeep will also affect your costs. A lender can help you review loan options and estimate your monthly payment.

Next, decide which home features matter most. Think about location, commute, space, and the amount of work you are willing to take on.

Clear priorities make it easier to compare homes. They also help you act with more confidence when a good fit becomes available.

Plan Your Down Payment With Real Numbers

Using a $740,000 purchase price as an example, here’s how the down payment amounts compare:

  • 5% down: $37,000
  • 10% down: $74,000
  • 20% down: $148,000

These figures are examples. Your required down payment will depend on your loan program, qualifications, and the home you buy.

Closing costs are separate from the down payment. You’ll also want funds for moving, repairs, and unexpected expenses.

If you hope to buy in 2027, an early lender conversation can help you set a clear savings target.

Local Sales Tell a More Useful Story

Countywide numbers provide context. Your neighborhood’s sales offer a closer view.

From Lindenhurst and Oakdale to Patchogue and Bellport, homes can vary widely in price and features. Even homes in the same town may attract different levels of interest.

For sellers, I review recent comparable sales and active listings to help build a pricing plan.

When working with buyers, I use those same details to help assess value and prepare an offer.

The goal is to connect the market data to the decision you need to make.
